Fixed price bathroom renovation: what it means, and where the industry plays tricks

“Fixed price” is a phrase every renovation firm uses — and almost nobody defines. For some it means all-in; for others, it’s the number on page one before five pages of exclusions. Let’s be direct: a fixed price bathroom renovation is the final amount you pay, VAT aside, with no open line items and no “we’ll see once we start knocking through”. If it needs an asterisk, it wasn’t fixed. Below is the honest list of what’s in and what’s out — because transparency without the “what’s NOT included” side is just marketing.

A methodological note before the table. According to data from the Instituto Nacional de Estadística, the construction and renovation sector has one of the highest cost-overrun rates of any consumer service in Spain. That’s not bad luck; it’s structural. The “indicative quote plus contingencies” model transfers risk from the contractor to the homeowner. A fixed price inverts that.

What IS included in a fixed price (line by line)

These are the items that, in our view, have no excuse for being left out. If you see them listed with a number, you’re in good shape. If you see “subject to condition”, be cautious.

Line itemIncluded in the fixed price?Honest detail
Demolition and removal of existing tilingYesFull strip of walls and floor in the current bathroom
Rubble removal and licensed waste disposalYesIncluding the disposal fee — which many contractors conveniently “forget”
Plumbing (supply and waste renewal)YesNew pipework up to the bathroom isolation valve
Electrical (lighting points and sockets)YesTo Low Voltage Electrical Regulations (CTE) standard
Shower zone waterproofingYesNon-negotiable; without it, there is no warranty
Wall and floor tilingYesMaterials and installation, with waste factor calculated in
Shower tray or bathYesThe specific model you chose, not “a standard equivalent”
Sanitaryware, taps and shower screenYesAs per your configurator selection, with no last-minute substitutions
Bathroom furniture and mirrorYesTo the agreed design
Silicone sealing, grouting and finishingYesThe difference between a finished bathroom and one that’s “nearly done”
Full labourYesAll trades, coordinated by us

One line worth flagging: rubble removal and the disposal fee both appear separately. It’s a small item that many quotes quietly drop to make the headline number look better — then it reappears on the final invoice. We include it because the rubble is generated by the work, not by you.

What is NOT included (and why we say so upfront)

This is where most renovation pages go deliberately vague. We’d rather be self-critical: there are things a serious fixed price cannot and should not cover sight unseen, and pretending otherwise would be selling you something we can’t guarantee.

  • What’s hidden behind the wall until we open it up. A burst communal waste stack or a beam with aluminosis can’t be seen on a pre-work visit. The honest approach isn’t to promise it never happens; it’s to commit that if it does, we show you the problem, the photographs and the cost before touching anything. Zero line items invented after the fact.
  • Work outside the bathroom perimeter. If you want to knock through the hallway wall or relocate the bathroom three metres, that’s a separate project with its own fixed price.
  • Special municipal licences and fees. A standard declaración responsable is included; a heritage-building permit for a protected property in the Cabanyal, for instance, is not always.
  • Non-structural furnishings and décor. Decorative towel rails, plants and the artwork that matches the tile. That’s yours to choose.
  • VAT. The fixed price figure is quoted ex-VAT. Most renovations on a primary residence over two years old qualify for the 10% reduced rate rather than 21%, per the Agencia Tributaria (AEAT). We always show it as a separate line so you can compare quotes on equal terms.

The fact that something isn’t included is not a trap — not telling you about it is. We cover the full comparison in our guide to fixed price vs indicative quote, where you’ll see why “indicative” almost always drifts upwards.

”Contingencies”: the industry’s favourite escape clause

The contingency is the perfect alibi. If everything outside the original scope counts as a contingency, then no quote is ever truly fixed. Our approach runs the other way: the better we measure upfront, the fewer genuine unknowns survive.

The technical survey exists precisely to turn “unforeseeable” into “already factored in”: the condition of existing installations, the age of the building, access for materials and rubble. A 1920s building in El Carmen carries more unknowns than a 2000s build in Patraix, and we price for that before we lock the number, not after. How to read a fixed price quote in thirty seconds

  1. Count the asterisks. If the headline number has one, the real number is in the small print.
  2. Count the line items. A serious full bathroom renovation runs to ten to twelve lines. Three lines is a headline, not a quote.
  3. Check rubble disposal and VAT. The two items most often buried. If they’re clearly broken out, that’s a good sign.
  4. Find the “not included” section. If it doesn’t exist, it doesn’t mean everything is covered — it means they don’t want to tell you what isn’t.

Frequently asked questions

Can a fixed price increase during the work?

Only if something hidden is discovered behind the wall (a broken stack, aluminosis) or if you change your mind and expand the scope. In the first case we show you photographs and the cost before we touch anything; in the second, you decide. What never happens is a mid-project increase “just because”.

Does the fixed price include VAT?

No — the figure is ex-VAT so you can compare quotes on a like-for-like basis. Most renovations on a primary residence over two years old apply the 10% reduced rate, not 21%, in line with AEAT guidance. We always show it as a separate line.

What happens if you find a serious structural problem?

We stop, document it with photographs and a clear cost breakdown, and you decide how to proceed. We don’t open walls and then invoice. Transparency applies to bad news as much as good.

Why do some “all-inclusive” quotes come in cheaper?

Because the “all-inclusive” often excludes rubble disposal, waterproofing or finishing — and those items reappear later. A competitive, intelligent price is not the one with the lowest opening number; it’s the one that doesn’t change when the final invoice arrives.

How do I get my fixed price?

Configure your actual bathroom in our calculator, browse the designs most frequently chosen, or tell us your situation via contact. We give you the final number broken down by line item — not a range with an asterisk.

In summary

A fixed price bathroom renovation that earns the name covers everything from demolition to the last silicone bead, with rubble disposal and its fee included and VAT separated so comparisons are clean. What falls outside — hidden structural issues, work beyond the bathroom, décor — we tell you upfront, because concealing it would be exactly what we’ve spent years calling out in this industry. The figure you sign is the figure you pay. If someone needs five asterisks to support their “fixed price”, the real number was never the big one.
